About

One idea, really.

Nobody should have to guess what happens next. The rest of how we work follows from that.

Avery Lindholm, Broker / Owner at Everline Property Group

Broker / Owner

Avery Lindholm

Avery's closed more than 640 Regina deals since 2014. She started Everline because too many of her clients kept telling her the same thing: nobody had explained what was coming next.

Before real estate Avery spent nine years in commercial underwriting, which is where the habit of showing her arithmetic comes from. Everline has four agents and stays that size on purpose. Your file is handled by the person you met, not handed off to a coordinator you've never spoken to.

We're members of the Saskatchewan REALTORS® Association and we work to the CREA REALTOR® Code. SK Licence #SK-0198442.

working with us.

Portrait of Sajjbur Rahman

We had two weeks to find something before possession. Avery lined up nine showings in three days and told us straight which two were worth an offer. We got one of them under asking.

Questions

Frequently asked questions

Interior of a renovated Regina living room with natural light
What types of property do you handle?

Houses, condos, townhouses, revenue duplexes, small multi-family, and acreages inside the Regina commuter belt. We don't do commercial or farmland. If you need that, we'll point you at someone who does it properly rather than learn on your file.

How do I know if a property is a good investment?

We work through the real numbers before you write anything. Price, what the unit actually rents for around here, condo fee or maintenance reserve, tax off the SAMA assessment, a vacancy allowance, and whatever rate you're actually approved at. If the math doesn't work we'll say so. We've talked people out of more deals than we'd like to admit.

Do I need to hire a real estate agent to buy?

No. But in Saskatchewan the seller's commission usually covers the buyer's agent too, so representation typically costs you nothing directly. What you get for that is an agent working for you rather than for the listing.

What's the process for buying a property?

Pre-approval, then a written needs list, then showings. Then an offer with conditions, an inspection and financing window, condition removal, lawyer, title, keys. Most Regina purchases run 30 to 60 days from accepted offer to possession.

Can I tour a property before purchasing?

Yes. You can book any active listing straight from its page. If you're out of province we'll do a video walkthrough. Second showings before an offer are normal and we'd rather you took one.

How much does it cost to sell my home with Everline?

You get the commission schedule in writing before you sign anything, including exactly what the co-operating brokerage takes. Photography, floor plans, staging consult and the marketing budget are included. We don't bill those back.

How accurate is the online home valuation?

It's a starting range, not a number. It's built from recent comparable sales, so it can't see your renovations, your lot, or the state of your basement. Treat it as a bracket. Then let us walk the place for something you can actually rely on.
