We price on evidence, not hope.
Every valuation comes with the three to five sales it was built from and the adjustments we made to each one. Disagree with the number? You can see exactly where we got it.

Everline is a small Regina brokerage. Live MLS listings, pricing advice that shows its work, and a buying process that doesn't waste your Saturdays.
Why Everline
Three things we do differently. All three are boring on purpose.
Every valuation comes with the three to five sales it was built from and the adjustments we made to each one. Disagree with the number? You can see exactly where we got it.
Email, text, call. If we can't answer properly the same day, you'll get a note telling you when we will.
Carrying costs, tax off the SAMA assessment, condo reserve health, what it really rents for. You sign after you've seen the math, not before.

Questions
Houses, condos, townhouses, revenue duplexes, small multi-family, and acreages inside the Regina commuter belt. We don't do commercial or farmland. If you need that, we'll point you at someone who does it properly rather than learn on your file.
We work through the real numbers before you write anything. Price, what the unit actually rents for around here, condo fee or maintenance reserve, tax off the SAMA assessment, a vacancy allowance, and whatever rate you're actually approved at. If the math doesn't work we'll say so. We've talked people out of more deals than we'd like to admit.
No. But in Saskatchewan the seller's commission usually covers the buyer's agent too, so representation typically costs you nothing directly. What you get for that is an agent working for you rather than for the listing.
Pre-approval, then a written needs list, then showings. Then an offer with conditions, an inspection and financing window, condition removal, lawyer, title, keys. Most Regina purchases run 30 to 60 days from accepted offer to possession.
Yes. You can book any active listing straight from its page. If you're out of province we'll do a video walkthrough. Second showings before an offer are normal and we'd rather you took one.
Clients
We had two weeks to find something before possession. Avery lined up nine showings in three days and told us straight which two were worth an offer. We got one of them under asking.
The pricing conversation changed everything. We were about to list $30k too high. She walked us through the comparables, we listed at the right number, and we had three offers by Sunday night.
First-time buyers, completely lost. Every email came back the same day with a real answer instead of a sales pitch. That shouldn't be rare, but it is.
Guides
Inventory's up 11% year over year and median days on market has stretched to 24. Here's what that actually changes if you're buying or selling this fall.
Down payment rules, what closing actually costs in Saskatchewan, the inspection items that matter here, and a realistic 60-day run from pre-approval to keys.
Overpricing costs you more than time. The comparable method we use, why the first fortnight decides everything, and what a price reduction really tells buyers.
One call gets you a straight answer on price, timing and what it'll cost.
