What the money actually buys

Median's around $412,000. That gets you 1,800 to 2,200 square feet, three or four bedrooms, an attached double garage, and a basement that's either finished or ready to be. Cathedral gives you more house and more land for the same money, but it comes with 1920s wiring attached. Here you're paying not to think about the house. For plenty of people that's worth it.

Schools, and the walk to them

Dr. George Ferguson and Harbour Landing School are both inside the neighbourhood, which is why families with young kids dominate the buyer pool. Anything within a real walking radius of either one holds its value better and sells faster in spring. One warning: the catchment boundaries cut right through the neighbourhood, so check the specific address with Regina Public Schools. Don't trust the name on the sign.

The part that catches people out

Lots are narrow, often 35 to 42 feet, and the houses sit close. If you want a yard your kids can play soccer in, or a garage deep enough for a truck and a workbench, you'll be happier in White City or on an older Lakeview lot. And the tree cover is twenty years out. In August this is a bright, hot, wide-open place. It isn't shady.

Suites are worth searching for specifically

A lot of the newer builds here were framed with a separate basement entrance, and legal suites are common enough to hunt for on purpose. A one-bedroom suite in Harbour Landing rents for roughly $1,100 to $1,250 with utilities. For a lot of buyers that's the difference between qualifying and not. Which is exactly why suited houses here go fast and almost never need a price drop.
