Buying in Regina

Nobody should sign the
biggest contract of their life
while still guessing.

Here's the whole thing, start to finish, including the parts most people only find out about when it's too late.

A family touring a bright Regina home

The process

Six stages, about sixty days.

  1. 01

    Pre-approval

Before anything else. A written pre-approval fixes your budget and holds your rate, and it's the difference between an offer a seller takes seriously and one they don't.

  2. 02

    The needs list

We write down what you actually need against what you'd merely like, and we both sign it. It stops the third-weekend drift where every house starts blurring together.

  3. 03

    Showings

Usually eight to fifteen houses. We'll tell you what's wrong with each one, including the ones you like.

  4. 04

    The offer

Price, possession date, what stays, and conditions for financing and inspection. We walk you through every clause before you initial it.

  5. 05

    Conditions

Seven to ten business days. Inspection, appraisal, condo documents if there are any, insurance quote. This is where problems surface, and it's while you can still walk away.

  6. 06

    Possession

Lawyer, title, funds, keys. We do a final walkthrough with you that morning.

Questions

Buyer questions

Interior of a renovated Regina living room with natural light
How do I know if a property is a good investment?

We work through the real numbers before you write anything. Price, what the unit actually rents for around here, condo fee or maintenance reserve, tax off the SAMA assessment, a vacancy allowance, and whatever rate you're actually approved at. If the math doesn't work we'll say so. We've talked people out of more deals than we'd like to admit.

Do I need to hire a real estate agent to buy?

No. But in Saskatchewan the seller's commission usually covers the buyer's agent too, so representation typically costs you nothing directly. What you get for that is an agent working for you rather than for the listing.

What's the process for buying a property?

Pre-approval, then a written needs list, then showings. Then an offer with conditions, an inspection and financing window, condition removal, lawyer, title, keys. Most Regina purchases run 30 to 60 days from accepted offer to possession.

Can I tour a property before purchasing?

Yes. You can book any active listing straight from its page. If you're out of province we'll do a video walkthrough. Second showings before an offer are normal and we'd rather you took one.
