The minimum is 5% on the first $500,000 and 10% on anything between $500,000 and $1,500,000. On a $350,000 Regina house that's $17,500. Under 20% you'll need CMHC, Sagen or Canada Guaranty default insurance, which gets added to your mortgage rather than paid up front. Then budget another 1.5% of the price for closing.

Week five, an offer with financing and inspection conditions, typically a 7 to 10 business day window. Weeks six and seven, inspection, appraisal, condition removal. Weeks eight to ten, lawyer, title, possession. Sixty days start to finish is normal, and rushing any of it is where people get hurt.

Programs worth knowing about

The federal First-Time Home Buyer Incentive has wound down. The Home Buyers' Plan still lets you pull up to $60,000 each from an RRSP tax-free toward a first house. And the First Home Savings Account gives you $8,000 a year to a $40,000 lifetime cap, with a deduction going in and tax-free growth coming out. The FHSA is the single best tool available to a Saskatchewan first-time buyer and most people under thirty still haven't opened one.
