About Cathedral homes for sale

Best value per square foot in the city

Median's about $298,000, easily the lowest of any established Regina neighbourhood with this much going on. You typically get 1,300 to 1,700 square feet over two storeys, a 50-foot lot, and a detached garage off a paved lane. On pure dollars per foot, nothing else in Regina comes close.

Budget for the list, then buy anyway

Assume $15,000 to $30,000 of work on any Cathedral house that hasn't been updated recently. Panel upgrade or knob-and-tube removal, a stretch of sewer line, crack injection, shingles. We price that into every offer we write here. Counted honestly, it's still the better deal. The mistake isn't the house. It's pretending the list is empty.

What to point the inspector at

Three things. The electrical panel, and whether any knob-and-tube is left, because that hits your insurability before it hits your safety. The foundation, since Regina clay moves with moisture and Cathedral basements show it. And the sewer line to the street. A camera scope runs a couple hundred dollars and it's the best money you'll spend on a hundred-year-old house.

Parking, lanes, and January

Most houses here have no attached garage and plenty have no driveway. You park on the street or in a detached garage off the back lane, and the lanes don't get plowed on the same schedule as the streets. Two vehicles and no patience for shovelling? Think hard about that before the porch wins you over.
