That buys 2,000 to 2,600 square feet, four bedrooms, nine-foot main floor ceilings, a finished basement, and often a lot backing green space with nobody behind you. Nearly everything here went up after 2005, so triple-pane windows, an HRV and modern insulation are standard rather than upgrades.
Pay up for the green-backing lot
Interior lots and green-backing lots in this neighbourhood are priced closer together than they should be. A lot with no rear neighbour, facing south, holding evening sun, is a better asset than an interior lot on the same crescent. On resale it's the first thing the next buyer notices. When both are available we'll usually push you toward the green one even at a higher number.
The commute isn't what the map says
Google will tell you downtown is eight minutes. In a January storm with Victoria Avenue backed up, budget twenty to twenty-five. If someone in the house works at the university or downtown and hates winter driving, sit with that honestly before you fall for the crescent. The airport, on the other hand, really is quick, which is why this pocket suits people who travel for work.
Where the market is right now
Inventory's grown in this segment and pricing has flattened, which makes it friendlier to buyers than the $300,000 to $450,000 band. Buying here, you've got room to write conditions and negotiate. Selling here, you need to price against the last sixty days of sales, not against whatever your neighbour listed at in spring.
