What types of property do you handle?

Houses, condos, townhouses, revenue duplexes, small multi-family, and acreages inside the Regina commuter belt. We don't do commercial or farmland. If you need that, we'll point you at someone who does it properly rather than learn on your file.

How do I know if a property is a good investment?

We work through the real numbers before you write anything. Price, what the unit actually rents for around here, condo fee or maintenance reserve, tax off the SAMA assessment, a vacancy allowance, and whatever rate you're actually approved at. If the math doesn't work we'll say so. We've talked people out of more deals than we'd like to admit.

Do I need to hire a real estate agent to buy?

No. But in Saskatchewan the seller's commission usually covers the buyer's agent too, so representation typically costs you nothing directly. What you get for that is an agent working for you rather than for the listing.

What's the process for buying a property?

Pre-approval, then a written needs list, then showings. Then an offer with conditions, an inspection and financing window, condition removal, lawyer, title, keys. Most Regina purchases run 30 to 60 days from accepted offer to possession.

Can I tour a property before purchasing?

Yes. You can book any active listing straight from its page. If you're out of province we'll do a video walkthrough. Second showings before an offer are normal and we'd rather you took one.
