Harbour Landing
Median around $412,000. Everything is newer than 2008, so fewer surprises and predictable insurance. You trade lot size and tree cover for that: yards are small and the boulevards won't have canopy for another twenty years. Best fit for a family who wants a low-maintenance house and a short grocery run.
Cathedral
Median around $298,000, the best value per square foot in the city if you're comfortable with an old house. You get elms, front porches, 13th Avenue, and a neighbourhood that feels like one. You also get 1920s wiring, clay-affected basements and street parking. Budget $15,000 to $30,000 for the deferred list on almost any Cathedral purchase and it's still the better deal.
Lakeview
Median around $465,000 and tightly held. Backing onto Wascana Park is the most durable value feature in Regina real estate. Inventory is thin, so you often wait months for the right house. Mid-century bungalows on big lots, plenty of them now rebuilt rather than renovated.
The Greens on Gardiner and the east end
Median around $528,000. Executive housing, quiet streets, quickest access to the Ring Road and the airport. The trade is that you drive for everything, and the winter run to the university or downtown is a real fifteen to twenty minutes rather than the eight the map promises.
White City and the commuter belt
Median around $487,000 for a lot more house and land, and no city mill rate. The honest cost is two vehicles, every errand becoming a highway trip, and a bus ride for the younger kids. Families who move out there for the space rarely come back, but people who did the arithmetic purely on price per square foot and forgot to add a second vehicle to it sometimes wish they hadn't.
